The construction of this site and some structures, amounting to a gross construction area of approximately 116,000 m², started in 2007 and was completed around 9 years ago. The project was not fully completed and remained exposed to environmental conditions for 9 years. In 2022 it was reassessed, modernised and adapted to the new needs and reality of companies and people. This phase included demolition (without façade containment), structural reinforcement and the construction of new structures.
The rectangular building has a footprint of 21,780 m² and consists of three underground floors and three above-ground floors, totalling a height of around 13.85 metres above the ground. The plan dimensions are approximately 190 metres long and 110 metres wide.
Structurally, the building is made of reinforced concrete, with direct or semi-direct foundations, including single and joint footings (largely supported on piers), columns and horizontal elements such as beams and lightened fungiform slabs, with a thickness of 0.50 metres. The original stability project divides the building into eleven sections separated by expansion joints.
The intervention involved in-depth rehabilitation, demolition, structural reinforcement and the construction of new structures. The building's footprint, which is organised around three large courtyards and partially divided by two interior connecting axes, promotes interaction between occupants and offers living and leisure spaces.
The upper floors have interior patios and terraces, providing additional comfort and quality for users, while they offer visual connections to the central courtyards. The building has three main entrances on the ground floor, located on the north, east and west façades, facilitating access to the various lobbies and the exterior surroundings.
There are common spaces on Floor 0, including the main lobby (to the north), two side lobbies (to the east and west), a restaurant, a multipurpose room and four large open spaces for offices. The project also includes a bicycle park with changing rooms, promoting flexibility in transport and a positive environmental and social approach.
To ensure safety, several main vertical accesses have been created, connecting the three car park floors to Floor 0, in addition to four accesses between the upper floors, made up of a set of lifts, emergency stairs and access corridors. In addition to the public lifts, the building will have two sets of service lifts, located to the north and south, facilitating the connection between the car park and the upper floors.
The Multiusos Oriente Building represents an important development for the Parque das Nações area, with a design that combines functionality, security and comfort, creating a modern and efficient office space for the future.
