The Fernão Magalhães 127 development, promoted by AVENUE, provides studio to three-bedroom plus study apartments, distributed across four independent buildings with separate entrances for residential units, offices and retail spaces.

This mixed use complex offers a wide range of services, leisure facilities and sports areas, including:

  1. - Gardens and urban allotments;

  2. - Gymnasium, running track and padel court;

  3. - Games room;

  4. - Coworking areas;

  5. - Residents’ lounge;

  6. - Shared panoramic viewpoint;

  7. - Children’s playground;

  8. - Private covered parking lots;

  9. - Electrical vehicle charging infrastructures;

  10. - Bicycle parking facilities.

In a sustainability‑driven approach, the development incorporates a range of solutions designed to address major contemporary challenges:

  1. - Energy efficiency rating A;

  2. - Installation of photovoltaic panels for electricity generation;

  3. - Electrical vehicle charging infrastructures;

  4. - High-speed lifts with smart management systems;

  5. - AQUA + certification;

  6. - Digital connectivity — WiredScore certification;

  7. - WELL and BREEAM certification for the office areas.

The contract comprises the construction of four buildings, with the two tallest towers, Fire and Air, rising to 25 storeys. The Water building has 14 storeys, while the Earth building has 7 storeys. The lower levels are dedicated to office space. The buildings include parking facilities on basement Levels -1 and -2, while Level 1 provides access to the office and retail areas. Levels 2 and 3 are dedicated to office spaces. Floor 4 is allocated to residential use, terrace areas and shared leisure facilities.

Overall, Fernão Magalhães 127 provides 334 residential units, 16 office units and 2 restaurant units:

  1. - Fire Building: 110 apartments (Floors 4 to 25);

  2. - Air Building: 122 apartments (Floors 4 to 25);

  3. - Water Building: 75 apartments (Floors 4 to 14);

  4. - Earth Building: 27 apartments (Floors 4 to 6);

  5. - Offices: parking, technical areas, offices and retail units (Levels -2 to 3).

Levels -2, -1, 1, 2 and 3 are common to all four buildings (parking, technical areas, circulation hall and access points).

The contract also includes finishing and special installations across the four buildings (residential and office).

The reprofiling of Rua da Póvoa / Rua dos Abraços is also included within the scope of works.

Translating this major project into figures, the construction areas involved are as follows:
