The 5-star Hotel Kopke is the result of the refurbishment of Port wine warehouses in Vila Nova de Gaia. Consisting of 146 rooms and 4 suites, it brings the concept of rest and relaxation to the city, featuring a garden that stretches down to the Douro River.

The intervention proposal presented a total implantation area of 9,482.79m2 (of which 4,175.57m2 were of existing construction, to be altered), thus presenting a lower occupation than the limit defined by the Vila Nova de Gaia Municipal Master Plan.

The real estate development consists of 8 floors, including a lower floor reserved for the technical areas supporting the swimming pools (indoor and outdoor). The 1st floor has an 80-space car park, gym, spa and access to the outdoor pool and landscaped outdoor areas. The 2nd floor is reserved for events or meeting rooms. The floor above is where the hotel's service and technical areas are located, as well as the breakfast rooms. The staff areas are allocated to floor 4. The 5th floor contains the back office, luggage storage and vertical accesses. On the 6th floor, we find the main access, reception, lobby, bar and restaurant. The accommodation areas are on floors 2, 3, 4, 6 and 7.

The project has three accesses, each with its own specific purpose. Access 1 is the main access. Access 2 is for vehicles entering the car park and access 3 is for loading and unloading.

In terms of the exterior arrangements, the aim was to maintain the same language with the least possible impact on the surroundings (including the impact on views from Porto).

The project involved a multidisciplinary effort between the following specialities:

- Excavation and peripheral containment;  

- Electricity supply and distribution; 

- Gas installation; 

- Water and sewage networks; 

- Telecommunications infrastructures; 

- Thermal behaviour design; 

- Electromechanical installations; 

- Installation of heating, ventilation and air conditioning (HVAC) equipment and systems; 

- Integrated security systems; 

- Centralised technical management project; 

- Fire safety in buildings;   

- Acoustic conditioning; 

- Exterior arrangements; 

- Construction waste management.
